at Sequia Grove
Below is a snapshot of our eligibility requirements for applicants applying for a home in our Sequia Grove development in Hayward.
Income

Household Requirements
- Must meet household size / bedroom requirements. Because these are 3-4 bedroom townhomes, your household MUST be at least 3 people in most cases. For example, a single person, a couple, or a child and their parents wound not meet this requirement.

Everyone applying must:

Have lived together for at least 6 months. There are timeline exceptions on a case-by-case basis.

Live together most of the year (10–12 months) There are timeline exceptions on a case-by-case basis.

All applicants must show legal U.S. residency. At least one applicant must be a permanent resident.

Must be first-time homebuyers

Credit & Financial History

Have 3 credit accounts open for at least 12 months. if you do have this, then you can provide alternative credit (rent, utilities, etc.).

No bankruptcies or foreclosures in the past 3 years

No unpaid debts - non-medical collections, profit and losses, past due, judgements, or liens.

No more than 3 late payments in the past 12 months

Your total debt (including future mortgage) must be ≤ 43% of your income
documents to submit
When applying, you must submit the following documents along with your completed application.
Identity & Residency
- Photo ID (for all applicants)
- Social Security cards
- Proof of legal residency (passport, green card, etc.)
Housing Proof
- Proof of current rent
- Proof everyone lives together (utility bill, bank statement, etc.)
Income Proof (for all 18+)
- Last 3 pay stubs (or SSI, disability, etc.)
- Last 2 years of tax returns (all pages)
- W-2s / 1099s (last 2 years)
- Child support / alimony documentation (if applicable)
- “No income letter” if someone has no income
Financial Accounts
- Last 3 months of bank statements (ALL pages)
- All assets (checking, savings, retirement, etc.)
- “No asset letter” if none
